We can provide a pro-active service to target particular locations, properties, owners and advisers, to identify 'off-market' transactions. A bullet-point summary report provides an initial assessment of the tenant covenant; analysis of the property, location and sector; and a review of recent comparable rental and investment transactions.
REAL then handles negotiations to agree a transaction acting solely on behalf of the client (ie not in a broking role). We will also tackle the significant workloads through to completion, including liaising with the client's solicitors, ongoing negotiations responding to new factors arising during legal due diligence, and resolving management issues such as service charge balances, novation of maintenance contracts, transfer or redundancy of personnel, etc.

Our bespoke accounting services include rent collection, property accounting, service charges, VAT and corporate reporting, denominated in Sterling and foreign currencies.
When a decision is taken for disposal, we can devise the route to maximise proceeds, addressing points including structural preparations (eg repairs and decoration to aid presentation); preparing the legal title for sale (eg regearing tenants' leases, preparing a disclosure pack), choosing the method of sale, and conducting negotiations on the client's behalf.
